We require a deposit of 50% of the total cost of your stay to confirm your booking. The deposit can be paid by Paypal, a secure online payment system, by using your credit card or by bank transfer to our account. Alternatively, you may provide us your credit card details to confirm your booking.
We request a minimum stay of 3 nights during the high season which is from 20th December to 11th January. Additionally a peak period supplement of USD50 per suite is applicable during the high season.
Breakfast for non-resident guests is charged at USD15 per person.
Half and full board are charged at USD35 and USD50, respectively.
All our rooms are double bedrooms for sharing by two adults and we can accommodate 1 child 10 years and below free of charge. An additional guest over 10 years is charged at USD50 per night. We are unable to accommodate more than 2 children in one room with two adults.
Under our cancellation policy, 50% of the initial deposit is refundable if cancellation is notified within 30 days of arrival.
Cancellations within 14 days of arrival result in 100% charge of accommodation and services.
During the high season (20th December to 11th January) cancellation within 60 days of arrival will incur a 50% charge of the initial deposit and cancellation within 30 days will result in 100% charge of accommodation and services.
We try to be flexible and if we are able to rent the accommodation for the cancelled period, cancellation charges may be waived or a credit allowed against the costs of a stay in future. It is recommended that you take out comprehensive travel insurance covering cancellation.

Dispute Resolution: Any dispute arising between the parties will be governed exclusively by the laws of Sri Lanka.
